On 1 July 2023, Lieven de Key may increase the rent by:

  • A maximum of 5.8% if the basic (net) rent is €300 or more per month. This is equal to the average wage increase.
  • A maximum of €25 if the basic (net) rent is less than €300 per month.
  • A maximum of €50 for upper-middle income and a maximum of €100 for high income.

Lieven de Key chooses the following distribution

Tenants with a low rent receive a higher percentage rent increase than tenants with a high rent. Last year, tenants received a rent reduction to €575.03 according to the Single Rent Reduction Act. Therefore, we do not choose the maximum percentage for this group. Do you receive housing benefit? Your housing benefit went up at the beginning of 2024. This compensates for the rent increase in most cases. In this way, Lieven de Key wants to keep housing as affordable as possible for everyone.

Rent increase for higher income households is €50 or €100

If you have an upper-middle income or a high income, you will receive an income-related rent increase. This rent increase depends on the number of people in your household and the (joint) annual income of 2022. You can see the breakdown below.

Rent increase for rooms is a maximum of 5.3%

The Minister of Housing, Spatial Planning and the Environment has set a fixed percentage of 5.8% for tenants of a non-self-contained unit. Lieven de Key opts for a maximum rent increase of 5.3%.

The maximum rent for your home

Lieven de Key makes sure that your rent does not exceed the maximum rent that is allowed. The maximum rent depends on the quality and surface area of the living space and is calculated using the points system of the statutory home valuation. This happens every year on July 1. The property valuation can be different every year, without your home changing. This can be, for example, due to a change in the WOZ value or a change in the energy label.
