<h1>Social housing rent increase 2025,</h1>

<p>The rent for housing in the social sector goes up every year on 1 July. The amount of the rent increase depends on your income and the rent you pay now.</p>

<p>Each year, the central government determines the maximum rent increase that may be allowed. <h2 class="seperated">On 1 July 2025, Lieven de Key may increase the rent by:</h2>

<ul>
	<li>A maximum of 5% if the basic (net) rent is € 350 or more per month. This is equal to the average wage increase.</li>
	<li>A maximum of € 25 if the basic (net) rent is less than € 350 per month.</li>
	<li>A maximum of € 50 for upper-middle income and a maximum of € 100 for high income.</li>

<h2>Lieven de Key chooses the following distribution</h2>

<h2>Rent increase for higher income households is € 50 or € 100</h2>

<p>If you have an upper-middle income or a high income, you will receive an income-related rent increase. This rent increase depends on the number of people in your household and the (joint) annual income of 2023. The Tax and Customs Administration determines which income category you belong to. Since the annual incomes for 2025 are not final yet, they look at your income for 2024.<br />

<p><em>* For young people living at home who are younger than 23 on 1 January 2025, only the income above €25,070 counts.</em><br />
<em>** We ensure that the rent does not exceed € 1,184.82.</em><br />
<em>*** We ensure that the rent does not exceed € 1,260.10.</em></p>

<h3>Where will the rent increase go?</h3>

<p>We need the rental income to maintain, improve and build new homes. In the incoming years, we will deploy extra people and resources to make our homes more sustainable. Lieven de Key’s ambition is to improve all homes with energy labels E, F or G by 2028 at the latest. By making them more energy efficient, we contribute to keeping housing costs affordable. This is becoming increasingly difficult because the cost of maintenance increases every year. By raising the rent, we can continue to maintain all homes well and make them more sustainable.</p>

<h2 class="seperated">Rent increase for rooms is a maximum of 4.6%</h2>

<p>The Minister of Housing, Spatial Planning and the Environment has set a fixed percentage of 5% for tenants of a non-self-contained unit. Lieven de Key opts for a maximum rent increase of 4.6%.</p>

<h2 class="seperated">The maximum rent for your home</h2>

<p>Every rental property is assigned points for its quality. The more points your home gets, the higher the maximum rent can be. These points are calculated using the points system of the government&#39;s statutory home valuation.<br />

From July 1, 2024, these rules have changed. This may make the maximum rent for your home higher or lower, depending on features such as size, the WOZ value, and the energy label.<br />
<br />
Lieven de Key makes sure that your rent does not exceed the maximum rent that is allowed. Do you live in a monument or a new-build property? In that case, your maximum rent may be higher due to an additional charge.<br />
