Social rental housing

The reasons for which you can object depend on which rent increase Lieven de Key has proposed to you.


Lower income: maximum 5.8% or € 25

You can object if:
  • The rent exceeds the maximum rent according to the number of points of the housing evaluation system (in Dutch).
  • The percentage of your rent increase is higher than the maximum percentage: a maximum of 5.8% for a household income up to and including € 52,753 (single person) or € 61,046 (multi-person).
  • You have received our rent increase proposal after 1 May.
  • You have a procedure pending with the Huurcommissie (Rent Tribunal) about defects.
  • You have a rent reduction or freeze due to a ruling by the Huurcommissie (Rent Tribunal).
  • You receive more than two rent increases within 24 months (rent increases after home improvements do not count).
  • You receive a rent reduction in 2024 due to the Single Rent Reduction Act.


Higher income: a maximum of €50 or €100

Objection is possible if:
  • The amount of your rent increase is higher than the maximum amount: a maximum of 50 euros for high-middle incomes and 100 euros for high incomes.
  • The composition of your household has changed, putting you in a different income category. We will request a new statement.
  • The household income 2022 is incorrect. Make sure that you provide the correct information to the Tax and Customs Administration as soon as possible. The Tax and Customs Administration will then adjust your household statement. Lieven de Key will request a new household statement from the Tax and Customs Administration in the first week of July. Your objection will be assessed on this basis.
  • Household income in 2023 has fallen. With your objection, please enclose the following with you objection:
    • Income statements (formerly IB60 forms) for 2023 from all current residents (available from The Tax and Customs Administration). And;
    • An extract from the Basic Registration of Persons (BRP) of one of the occupants showing how many occupants are registered at the residential address (available from the municipality) (Note: this is not a standard extract from the BRP; as a tenant, ask your municipality how to request an extract showing the number of occupants).
  • Someone in the household is chronically ill or disabled. The regulation for the chronically ill or disabled of the central government applies here (in Ductch).

How do I object?

You can do this easily via our online form. You can also send your objection by post to: Lieven de Key, t.a.v. Huurverhoging, Postbus 2643, 1000 CP Amsterdam. Objections must always be made in writing before 1 July 2024.

After sending your objection

  • Did you object? In that case, you do not have to pay that part of the rent increase to which you object. After the decision of the Huurcommissie (Rent Tribunal), any outstanding amount will be settled. We recommend that you reserve this amount at least every month.
  • You will receive a written answer to the objection from us no later than 1 August 2024.
  • Disagree with the decision? Let us know immediately, and we will forward the objection and our decision to the Huurcommissie (Rent Tribunal). They will examine the objection and make a judgment on our decision.


What can you expect from a ruling by the Huurcommissie (Rent Tribunal)?

Once the Rent Tribunal has assessed the rent increase, you and Lieven de Key will receive a ruling. It states whether the annual rent increase is correct or not. Does the annual rent increase appear to be correct? Then the rent increase will take effect retroactively. You must pay the costs of the procedure of € 25. Is the rent increase incorrect? Then the Rent Tribunal determines the correct rent. This is also stated in the statement.

Do you object by not paying your rent?

We will then not be aware of the reason for your objection. According to the law, we must therefore send you a registered letter before October 1, 2024. If you still do not want to pay the rent increase, you must start a procedure yourself with the Rent Tribunal. Look here for more information (in Dutch).

Private sector homes

Do you disagree with the proposed rent increase? Please contact Lieven de Key. The rent can only be increased annually if there is something in the contract about it:

  • Does your rental contract state a percentage higher than 5.5%? Then we are not allowed to increase the rent by that higher percentage in 2024. The maximum rent increase in the private sector in 2024 is 5.5%.
  • Does your rental contract state a percentage lower than or equal to 5.5%? Then we are allowed to increase the rent by the percentage stated in the contract.
  • Does your rental contract say nothing about annual rent increases? Then we cannot increase the rent.

Parking spaces and other spaces

Are you renting a parking space or other space from Lieven de Key and do you disagree with the proposed rent increase? You can object to the proposed rent increase of a garage, parking space, storage space or other space through the subdistrict court. You can read how to do this on the government website (in Dutch).
