Why has Lieven de Key opted for a rent increase?

Lieven de Key wants good and affordable housing for our residents. We need the rental income to maintain, improve and build new homes. In the incoming years, we will deploy extra people and resources to make our homes more sustainable. Lieven de Key’s ambition is to improve all homes with energy labels E, F or G by 2028 at the latest. By making them more energy efficient, we contribute to keeping housing costs affordable. This is becoming increasingly difficult because the cost of maintenance increases every year. By raising the rent, we can continue to maintain all homes well and make them more sustainable.

When is it my home’s turn?
Lieven de Key’s ambition is to improve all homes with energy labels E, F or G by 2028 at the latest. That is why Lieven de Key is committed to making these homes more energy efficient in the coming years by means of insulation and ventilation and, if possible, solar panels. We will combine this with planned maintenance. Unfortunately, we cannot address all homes at once, but are accelerating from 2023. We will also be insulating a large number of complexes in 2024. When it is your residential building's turn, you will receive a letter six months in advance.

My house is being demolished/renovated. Will I get a rent increase?

You will no longer receive a rent increase only after the reference date for demolition or renovation has been issued by the municipality.

How do I calculate my maximum rent?

The maximum rent depends on the quality and surface area of the living space and is calculated using the points system of the statutory home valuation. This happens every year on July 1. The property valuation can be different every year, without your home changing. This is, for example, due to a change in the WOZ value or a change in the energy label. You can always request a point evaluation via Woonservice (020 621 43 33). You can also check checkjeprijs.huurcommissie.nl for more information.

How do you get my income information?

Lieven de Key will receive a household statement for 2022 from the Tax and Customs Administration. This will indicate whether you fall into the low, medium or high category. The Tax and Customs Administration does not state how many people your household consists of and what your exact income is, only in which category you fall.
