<h2>New: the middle-rent segment</h2>

<p>Since the new Affordable Rent Act, the middle-rent segment is a new category of rental homes. The maximum rent for a middle-rent home depends on the number of points the home has. Homes in the middle-rent segment have between 143 and 186 points and have a basic rent between € 900.06 and € 1,184.82 per month (price level 2025). <a client-url="wet-betaalbare-huur" data-last-type="page" href="wet-betaalbare-huur" ng-link="" target="" tokenbased="false">Read more (in Dutch).</a></p>

<h2 class="seperated">The rent increase for a middle-rent sector home is a maximum of 7.7%</h2>

<p>This corresponds to the average wage increase (6.7%) + 1%.<br />
Lieven de Key chooses a maximum rent increase of 4.1%, the same as the rent increase for homes in the private sector, unless your rental contract specifies a different percentage.</p>

<h2 class="seperated">Where will the rent increase go?</h2>

<p>We need the rental income to maintain, improve and build new homes. In the upcoming years, we will deploy extra people and resources to make our homes more sustainable. Lieven de Key’ is committed to improving all homes with energy labels E, F or G by 2028 at the latest. By making them more energy efficient, we help to keep housing costs affordable. This is becoming increasingly difficult because the cost of maintenance increases every year. By raising the rent, we can continue to maintain all homes and make them more sustainable.</p>

<h2 class="seperated">The maximum rent for your home</h2>

<p>Every rental property is assigned points for its quality. The more points your home gets, the higher the maximum rent can be. These points are calculated using the points system of the government’s statutory home valuation. From July 1, 2024, these rules have changed. This may make the maximum rent for your home higher or lower, depending on features such as size, the WOZ value, and the energy label. Lieven de Key makes sure that your rent does not exceed the maximum rent that is allowed. Do you live in a monument or a new-build property?
